Mobile Home vs. Manufactured Home

Let’s start with the difference between a manufactured home and a mobile home. Manufactured and mobile are interchangeable in the industry. So is there a difference? Yes, there is but it is very technical in nature. The basic difference between the two is the year in which the home was built. A mobile home is built before June 15, 1976. A manufactured home is built after June 15, 1976. Why the distinction? Again, the answer is pretty technical. A manufactured home is required to meet or exceed the code and standards defined by the US department of Housing and Urban Development.  A mobile home was not subject to these standards or building codes. It is pretty clear as to why these terms are interchangeable.

Manufactured/Mobile vs. Modular

So what is the difference between a Manufactured/mobile home and a modular home? A modular home is built in factories and the sections are assembled at their permanent site. However, not subject to federal building codes, but rather are subject to local building codes, and are inspected to ensure those are met. Manufactured homes are not required to meet local codes, but are required to meet the federal HUD building codes.

Trailers

In some cases mobile or manufactured homes are referred to as trailers due to the fact that they can be transferred. However, on occasion a “trailer” does not refer to a manufactured home at all, but rather a travel trailer being occupied as a primary residence. If the home is a travel trailer, it cannot be insured on a mobile home insurance policy, but rather should be written on a travel trailer policy.     I live in ca, In the bay area. All the mobile homes are pttrey expensive. Around 60 to 100 thousand. I am a kind of a handy man. What would be a good deal in this area to get a mobile home? And what is the best place to find deals? This will be my first time so i am really nervous and want to know the best way to find deals, and is ca a good place to buy mobile in these bad economic times?
